School districts, fire districts, road districts, and the city of Sedalia each set their own rates annually. Two homes with the same assessed value in different parts of the county may owe different amounts because they sit in different taxing districts.
The Hancock Amendment in the Missouri Constitution limits how much a taxing entity can collect without voter approval. When property values rise during reassessment years, levy rates must roll back so that total revenue stays within the allowed limit. This protection keeps Pettis County taxpayers from seeing large jumps in their bills just because market values increased. The collector conducts the annual delinquent tax sale under Chapter 140 of the Missouri Revised Statutes for properties with two or more years of unpaid taxes. At the sale, the buyer pays back taxes and gets a certificate of purchase. The original owner can redeem the property by paying the certificate amount plus 10% annual interest within the allowed time. If not redeemed, the buyer gets a collector's deed. Contact the Pettis County Collector's office at 660-826-5000 Ext. 921 for tax sale dates and procedures.
Note: You need a paid personal property tax receipt from the Pettis County Collector to renew vehicle plates at any Missouri DMV office.
