Putnam County Assessor and E-Filing

The Putnam County Assessor's Office is at 1601 Main St., Room 200, Unionville, MO 63565. Office hours are Monday through Friday, 8:30 a.m. to 4:30 p.m. You can e-file your personal property assessment at putnam.missouriassessors.com. To use the e-file system, you need your account number and e-file PIN, which are printed on the top right corner of your assessment sheet.

Assessment lists go out in January each year. You must submit your personal property list by March 1 to avoid a penalty. If you file late, the penalty ranges from $15 for assessed values under $1,000 up to $105 for values above $9,000, as set by RSMo 137.280. Property Tax Assessment Rates in Putnam County

Putnam County follows the same state assessment rates as every other Missouri county. Residential real estate is assessed at 19% of market value. Commercial property is at 32%. Agricultural land gets the 12% rate based on productivity. Personal property like cars and trucks is assessed at 33.33% of value. Farm equipment and livestock use a 12% rate, and historic vehicles are at 5%. These rates are defined in RSMo 137.115.

The county clerk applies local levy rates to the assessed value. Each taxing district sets its own levy. Schools, fire districts, and the county government all have separate levies. That means two parcels with the same market value in different parts of Putnam County may have different tax bills. The Hancock Amendment caps how much total revenue a taxing entity can collect, so if values go up sharply in a reassessment year, the levy must roll back.
