Taxes in Buchanan County become due on November 1. They become delinquent after December 31. If you do not pay by the end of the year, interest and penalties start accruing on January 1. Paying St. Joseph Property Taxes
Buchanan County offers several ways to pay your St. Joseph property tax bill. You can go to the courthouse in person at 411 Jules Street. Cash, checks, and money orders are accepted at the window. You can also mail your payment with the tax bill stub. Make sure it is postmarked by December 31 to avoid penalties.
Online payment is available with processing fees. Credit and debit cards typically carry a 2.75% fee, and electronic check payments have a smaller flat fee. The county does not keep these fees. The county clerk then applies the local tax levy rates from all overlapping taxing districts to calculate your final bill.
Personal property declarations in St. Joseph are due by March 1. You file with the Buchanan County Assessor. Late filings face a penalty of $15 to $105 based on value, as set by RSMo 137.280. Seniors and 100% disabled residents in St. Joseph may qualify for the Missouri Property Tax Credit. The max is $1,100 for homeowners. Renters can get up to $750. File through the Missouri Department of Revenue. The credit is based on household income and the property taxes you paid. You need your paid tax receipt from Buchanan County to file.
The Hancock Amendment in the Missouri Constitution provides extra protection. If property values rise sharply during a reassessment year, the tax levy rate must roll back so total revenue does not exceed the cap without voter approval. This applies to every taxing district that covers St. Joseph.
