Shannon County Tax Assessor
The Shannon County Assessor handles all property valuations. The office maintains ownership records for all real property and reassesses values every two years in odd-numbered years. New construction gets added to the rolls each year. The assessor reviews properties for new structures, removes value from demolished buildings, and adjusts values to match the current market.
Personal property is assessed every year based on what you own on January 1. This includes trailers, campers, boats, motors, ATVs and UTVs, livestock, farm machinery, business equipment, manufactured homes, and airplanes. Assessment lists go out by January 15. You must turn in your items by March 1. Late penalties start after May 1 per state statute. It is your job to report everything. The assessor does not track your personal property for you.

Shannon County Property Tax Collector
The Shannon County Collector is Susie Needels. Her deputy collector is Becky Counts. Hours are Monday through Friday, 8:00 a.m. to 4:00 p.m., with a lunch break from noon to 1:00 p.m. The office has a drop box on the second floor of the courthouse, right outside the double doors. It is checked daily. Do not leave cash in the drop box.
Credit card payments are accepted in the office with a 2.4% charge. You can also pay online at Shannon County's online portal. Online payments have a 2.4% convenience fee with a $1.50 minimum. You need your account number and PIN from your tax statement. Personal property uses the same account number each year but gets a new PIN. Each real estate parcel has its own account number and PIN. A 2.3% fee goes to the card company and $1.00 per transaction goes to the software company. None of these fees go to the county.
Tax bills go out around the first of November. They are due by December 31. The postmark on a mailed payment determines whether a late fee applies. If you have not gotten your bill by the end of November, call the office. Not getting a bill does not relieve you of the obligation to pay.
Shannon County Senior Tax Relief
Shannon County offers a Senior Real Estate Property Tax Relief program. You can apply at the Collector's Office at 18529 Main Street, Eminence, MO 65466. You can also apply by email at taxrelief@shannoncounty.gov or by mail at PO Box 459, Eminence, MO 65488. This is a local program separate from the state-level Property Tax Credit.
Missouri also has a statewide Property Tax Credit through the Missouri Department of Revenue. Seniors 65 and older and 100% disabled individuals may qualify. The max credit is $1,100 for homeowners and $750 for renters. You file the claim with your state income tax return. This is based on total household income and the property taxes you paid during the year.
Note: The collector conducts a tax sale each year for parcels with delinquent taxes, as required by Chapter 140 of the Missouri Revised Statutes.
Shannon County Property Tax Rates
Shannon County follows the standard Missouri assessment rates. Residential real estate is assessed at 19% of market value under RSMo 137.115. Commercial property is at 32%. Agricultural land gets a 12% rate. Personal property is assessed at 33.33%. The county clerk applies local levy rates to the assessed value. Different taxing districts have different levies, so tax bills vary by location within the county.
If you think your assessed value is too high, file an appeal with the Board of Equalization by the second Monday in July.
