Dade County Tax Sale Information
Dade County holds its annual tax sale on the fourth Monday in August. Real estate parcels with taxes two or more years past due go up for auction at the courthouse. The collector offers these properties under Chapter 140 of the Missouri Revised Statutes. Buyers pay the delinquent taxes and get a certificate of purchase. The original owner has a redemption period to pay back what is owed plus interest. If they don't redeem the property, the buyer can eventually get a collector's deed.
You must pay delinquent taxes before the collector will accept payment on current year taxes. Contact the Dade County Collector at 417-238-2400 if you have questions about delinquent parcels or the tax sale process.

Appealing Dade County Property Tax Values
If you think your Dade County property is assessed too high, start with the local Board of Equalization. File your appeal with the county clerk before the third Monday in June. Bring sales data, a recent appraisal, or other evidence that shows a lower value. The board meets each year to hear these complaints. If the board does not rule in your favor, you can take the case to the Missouri State Tax Commission. That appeal must be filed by September 30. The process is free for residential properties.
Missouri also offers a Property Tax Credit for seniors and disabled individuals. You can file through the Missouri Department of Revenue. The max credit is $1,100 for homeowners. File this with your state tax return each year.
